About Us
The Patel Enterprise: 40 Years of Operational Mastery
Our Foundation: A 1984 Legacy
The story of Patel Management is one of relentless growth and disciplined evolution. In December 1984, Ajit Patel founded the organization with a single location and a commitment to hard work. Over the next two decades, through strategic acquisitions and tireless development, he expanded the portfolio to nine locations, establishing a reputation for operational excellence.
Today, Ajit continues to serve as a Senior Advisor to the Executive Team, ensuring the core values of our founding era remain the bedrock of our modern enterprise.
The Modern Era: Precision at Scale
Since 2007, under the leadership of Amish Patel, the organization has undergone a sophisticated transformation. What began as a family business has matured into a premier management powerhouse.
Currently, Patel Management operates 30 Dunkin’ locations across Palm Beach and Brevard Counties, with a roadmap focused on aggressive development and high-value acquisitions. Our reach has further expanded into Buffalo Wild Wings GO, with a strategic 7-year growth plan, alongside a robust portfolio of commercial real estate.
The Patel Operating System: Our 6 Pillars
Our longevity is not fueled by luck; it is fueled by our methodology. We operate under a rigorous Strategic Blueprint comprised of 6 Pillars that ensure we remain the most disciplined operator in the industry:
Our Operating Principles
1. Put the Customer First — Own the Outcome Don’t pass problems along. Own the issue through resolution.
2. Keep It Simple — Execute with Discipline & Excellence Clarity beats complexity. Do fewer things well, every time.
3. Act with Positive Intent — Decide and Commit Assume good intent. Debate hard, align, and move forward together.
4. Be Solution-Oriented and Action-Focused Focus on what moves results — not what’s convenient.
5. Win Together Collaborate across roles and locations to deliver the best overall outcome.
6. Raise the Bar Every Day Standards aren’t a ceiling — they’re a starting line. Continuous improvement is the job.
Beyond our operational excellence in hospitality, Patel Management is a sophisticated Real Estate Investment & Development firm. We leverage our deep market knowledge to acquire, develop, and manage a robust portfolio of commercial properties. By controlling the real estate under our brands, we ensure long-term stability and have the unique ability to ‘Value Engineer’ our locations for maximum efficiency. This dual expertise in operations and development allows us to move faster and build smarter than the competition.
